How Our Projects Work
If you are approved to receive help through our programs, we take care of managing the entire rehabilitation or repair project, ensuring it’s handled smoothly from start to finish. We take care of the details, so you can focus on enjoying the benefits of a safer and more comfortable home. Here’s a detailed breakdown of how our projects work:

Before any work begins, our team conducts a thorough assessment of your home to identify the specific repair or rehabilitation needs. This initial inspection helps us understand the scope of the project.

Based on the inspection findings, we work closely with you to outline a comprehensive scope of work. This document details the specific repairs or improvements that will be undertaken as part of the project.

We hold a pre-construction conference before the start of any work. At this conference, clients have the opportunity to review and ask questions about loan documents and the terms and conditions of financial assistance, including the deferred forgivable loan structure and repayment terms. Our team is present to address any questions or concerns you may have.
The pre-construction conference also provides an opportunity for our clients to discuss and clarify the scope of work outlined for their project. This ensures that both parties are on the same page regarding the specific repairs or improvements to be made to your home. Finally, we walk through topics including project timeline, program procedures, responsibilities, and finalizing project details.

Once a contractor is selected, the construction phase begins. Our team closely monitors the progress to ensure that the work is completed to the highest standards and in accordance with the agreed-upon scope.

After the construction is complete, we conduct a final inspection to verify that all repairs and improvements meet the required standards and are in compliance with local regulations. We also conduct periodic interim inspections during the construction phase to ensure compliance with project specifications.

This includes managing loan documents, establishing project pricing and budgets, processing payments to contractors, issuing warranties for completed work, verifying contractor qualifications, ensuring all necessary licenses and permits are obtained, and confirming insurance coverage to protect all parties involved.

How We Help Financially
When you receive help from us, it’s similar to borrowing money to fix your home, but with an important difference. In most cases, you won’t need to repay any money, as long as you don’t sell your home within a certain time, which we call the “loan period”.
Here’s how it works: if you sell your home before the loan period is up, you might have to pay back some of the money. However, if you stay in your home for that entire time, you won’t have to repay anything.
