Income Eligibility

To qualify for our programs, there are income limits in place. Your total household income must not exceed a specified amount to be eligible for our assistance. Most low-to-moderate income (LMI) households are eligible to apply. However, certain programs prioritize support for very-low income households. The specific income limit varies depending on the program you apply for.

Calculating Your Income

Eligibility is based on your household’s Annual Income. Typically, this is defined as the gross amount of income of all adult (over 18) household members that is expected to be received during the coming 12-month period. It includes all amounts going to the family head or spouse or to any other family member. The official definition of annual income is established in federal regulation 24 CFR 5.609.

Annual income includes, but is not limited to:

  • The full amount, before any payroll or deductions, of wages and salaries, overtime pay, and all other employment compensation.

  • Interest, dividends, and other net income from real or personal property.

  • The full amount of periodic amounts received from Social Security, annuities, insurance policies, retirement funds, pensions, disability or death benefits, and other similar types of periodic receipts.

  • Payments in lieu of earnings, such as unemployment and disability compensation, worker’s compensation and severance pay.

Required Documentation:

  • Completed, signed application form.

  • Last 2 check stubs of anyone living in your home that is employed.

  • Proof of any supplemental income such as child support, retirement, rent income, etc.

  • Last year’s 1040 tax forms, if required to file.

  • Current mortgage statement.

  • Current utility bill.

  • Homeowner’s insurance policy.

  • General Warranty Deed (we will obtain this in office).
